Ruby Realty & Asociados
Homes, condos, farms, land, inherited and investment properties, anywhere on the island. Ruby Realty & Asociados has sold more than 2,000 properties. We work for you while you go on with your life, whether you live in Puerto Rico or in the States.
For many owners, yes. Here's why:
What has changed: fewer homes are selling and buyers are more selective. That's why pricing it right matters more than ever.
Prices are near their peak.
Between the first quarter of 2025 and 2026, Puerto Rico home prices rose 16.3%, the strongest annual gain in the nation for that period (FHFA). The average sale price went from $230,435 to $259,555 in one year (OCIF and COSSEC).
The market is starting to cool.
In the second quarter of 2026, prices dipped 2.6% from the prior quarter. When prices level off after a record, waiting stops being a safe bet.
Your gain could be tax free.
If you sell your primary residence, Act 180-2025 may exempt the gain from Puerto Rico income tax (see below).
Example: you bought your home for $150,000 and sell it today for $260,000. Without the exemption, you'd pay about $11,000 in tax on that $110,000 gain. With Act 180-2025, you could pay $0.
It applies if:
It applies to sales in tax years beginning after December 31, 2024. It does not apply to land, investment properties or second homes. Confirm your case with your accountant.

Ruby González, REALTOR®, broker and founder (Lic. C-8426):
Thanks to Ruby Realty & Asociados for the sale of my property. Without their help and trust it would not have happened. My realtor Miosotis Jimenez was very attentive and diligent. The sale went exactly as indicated.
We have closed sales for owners living outside the island. With a power of attorney, our team represents you through the entire process. Two things to know from the start:
according to Puerto Rico's Treasury Department (Hacienda), a power of attorney signed outside Puerto Rico must be protocolized in Puerto Rico. We guide you so it is done right from day one.
when the seller does not reside in Puerto Rico, the buyer must withhold a tax from the payment (Section 1062.08(g) of the Puerto Rico Internal Revenue Code). If the amount withheld exceeds what you owe, you can request a refund from Hacienda.
At Ruby Realty, the commission is 5% to 6% of the sale price, agreed in writing in the professional services agreement before we start.
It depends on location, size, condition and recent sales of comparable properties. Our team gives you a free price opinion. For another reference, you can order a BPO (about $50) or an appraisal by a licensed appraiser (about $400).
Possibly not. Under Act 180-2025, the gain on the sale of your primary residence may be exempt if you lived in it for at least two of the five years before the sale and are not an Act 60 beneficiary. Confirm your case with your accountant.
Yes. With a power of attorney protocolized in Puerto Rico, our team represents you through the entire process. The buyer will withhold a tax from the payment because you are a non-resident, and you can request a refund from Hacienda if it exceeds what you owe.
The heirs first need the will or a declaration of heirs (declaratoria de herederos), plus the Relevo from Hacienda, which is required for any sale of an inherited property. We review these documents with you before listing.
The deed and, depending on your case, divorce decrees, lien information, tax certifications and mortgage documents. We verify everything before listing to avoid surprises at closing.
You can sell on your own. With a broker, your property goes on the MLS, documents are verified before the sale, every offer is negotiated with market data, and you have support through closing.
Yes. We sell farms and lots across the island, with a specialty on the west coast, including Cabo Rojo and Boquerón.
